At Frankie Homes, our standard inclusions are designed to deliver exceptional value without compromise. Every home is thoughtfully specified to meet modern Australian living standards, with quality materials, proven construction methods, and true turn-key delivery.

Site Works, Foundations & Structure

  • Engineer-designed waffle pod concrete slab suitable for Class M–P sites (subject to soil test), with up to 300mm site fall across the building envelope

  • Applicable to allotments up to 500m² with up to 5m building setback (subject to planning)

  • Site levelling included within stated fall limits (no existing fill assumed)

  • Soil report, contour survey, footing design and structural engineering certification included

  • Engineer-designed surface drainage with grated silt pits connected to stormwater

  • 100mm PVC stormwater system

  • Underground connection of water, sewer (up to 1.5m deep), power and gas (where available)

  • Temporary site fencing and environmental controls as required by council

  • Termite protection system installed to Australian Standards

  • Rock excavation allowance included (additional charges may apply for heavy excavation)

Structural Warranty & Compliance

  • 10-year structural guarantee in line with Victorian building legislation

  • All statutory warranties and insurances, including Home Warranty Insurance where applicable

  • Homes designed to achieve a minimum 7-Star energy rating

  • Mandatory inspections by a registered building surveyor

  • 12-month maintenance and defects liability period from completion

Frame & Roof Structure

  • Stabilised pine timber wall framing to AS1684

  • Wall frames at:

    • 600mm centres (single storey and first floor of double storey)

    • 450mm centres to ground floor of double storey homes where required

  • Engineer-designed timber roof trusses at 600mm centres

External Envelope

  • Clay brick and/or rendered Hebel façades as per approved drawings

  • Natural rolled mortar joints (excluding Hebel-only homes)

  • Concrete roof tiles with 22.5° roof pitch

  • Colorbond® fascia, guttering and downpipes

  • Low-sheen acrylic paint to external surfaces

  • Semi-gloss enamel finish to front entry door

  • Flat acrylic coating to eaves

Windows & External Doors
