The Build Process

Our build process is designed to be simple, structured, and stress-free. From your initial selections through to handover, we manage every stage so you can move in or lease your home with confidence.

1. Choose Your Plan & Façade

Select from our range of proven floor plans and facades, designed for liveability, efficiency, and strong street appeal. Each design is optimised to deliver maximum value without unnecessary cost.

2. Colour Selection

Choose from our pre-selected colour schemes. These palettes are professionally coordinated to ensure timeless appeal, consistency, and strong resale confidence.

3. Preliminary Agreement, Site Due Diligence & Price Confirmation

Once your plan, facade, and colour selections are confirmed, a preliminary agreement is signed and a $2,000 deposit is paid.

This allows us to complete all critical site investigations, including:

  • Site inspection

  • Feature survey

  • Soil testing

These steps confirm the suitability of your site and allow all technical and cost considerations to be assessed upfront.
If any price adjustments are required, they are identified at this stage only.

Once completed, your price is locked in and guaranteed, with no hidden costs or surprises.

The $2,000 deposit is non-refundable; however, all reports and documentation remain yours.

4. Final Plans, Engineering & Contract Preparation

A further $3,000 non-refundable payment is made (bringing the total to $5,000, which is deducted from your 5% building deposit).

This enables us to:

  • Complete full working drawings

  • Finalise engineering

  • Prepare permit-ready documentation

  • Draft your fixed-price building contract

This ensures everything is ready to proceed efficiently to permit and construction.

5. Contract & Approvals

Once documentation is finalised, we prepare your fixed-price building contract and manage all required approvals, including permits and compliance documentation.

6. Construction Stages

Your home progresses through each construction stage under the supervision of experienced trades and dedicated project management, with clear communication throughout the build.

7. Turnkey Handover & Aftercare

Your home is delivered turnkey — complete and ready to live in or lease. There’s nothing left for you to organise.
